The First Amendment and HB#2158 allows the distribution of flyers by residents to residents.

The following is a list of past flyers that relayed important information, specific initiatives and board votes.

A proposal was put forth during the late winter of 2023 by the association to purchase 42 new security cameras, in order to upgrade our existing ones. They were to be placed in facilities and on common area property, but the plan was to include audio capabilities on the cameras. These flyers were distributed to residents in person and via email, in opposition to that proposal. It encouraged residents to speak out with their concerns.

Outcome:

THE BOARD DECIDED AT THE MAR 28, 2023 BOARD MEETING TO NOT ALLOW AUDIO ON SECURITY CAMERAS AFTER ALL.

This flyer was written and distributed in 2023 in order to explain to residents why increasing the Capital Contribution fee was unnecessary and encouraged them to vote against it. As a result, the Capital Contribution Fee increase was voted down by 64 votes. 

It was close, but it indicated that residents who have differing views are coming forward. Most residents are not opposed to making capital improvements to the community's facilities and grounds. They want to see upgrades handled creatively and fairly, with readily available funds and feel we should strive instead to keep current wisely, without spending multi-millions of dollars.

Outcome:

THE RESIDENTS VOTED DOWN THE CAPITAL CONTRIBUTION FEE INCREASE.

NOTE: The information on this flyer remains valid. If the board brings back this vote to increase the Capital Contribution fee up to 2.0% - Please Vote No - again.

This flyer was distributed to residents homes in 2019 to urge them to Vote No on the board's ballot initiative to approve their spending authority up to $4.5. million, instead of their allotted budget of $900k for the renovation of the Activity Center. The ballot had packaged an architect's plan for that renovation together with the vote for approving the money to pay for it (on one ballot). It was an unorthodox protocol and therefore unclear to many. As a resut, the vote was approved.

This flyer was distributed to residents in the spring of 2019 after the board's initiative to approve spending $4.5 million on the renovation to the Activity Center was won in a resident vote. It informed residents of many issues in need of consideration and correction. It encouraged residents to attend meetings and speak out with their concerns. Some of these issues in 2023 still remain and have not been resolved.

 

Some  people had questioned why this flyer hadn't stated who wrote it. This was done for two reasons:

1. An attorney advised the writers that names should not be put on informational distributions due to the aggressive nature (at the time) of the administration.

2. Putting focus on who wrote it deflects from what matters, the content.
